You may remove individual seats or cancel your subscription at any time. Removed seats lose access immediately and won't appear on your next invoice. When cancelling, all users retain access through the end of the billing period.
We do not offer refunds on seat charges already incurred for the current period.

What is included in the Free plan?
The Free plan costs $0 and includes 5 deals, 5M input tokens, and 500K output tokens. All three are lifetime allowances rather than monthly ones, and AI extraction is included. There is no time limit and no expiry date, so the Free plan doubles as the trial: you can underwrite 5 complete deals before deciding whether to subscribe.
How much does CRE Pro cost per seat?
CRE Pro is $25 per seat per month, and every seat gets full AI extraction and financial modeling. The subscription also includes 15 deals per month, 5M input tokens per month, and 1M output tokens per month. Those allowances belong to the account as a whole rather than to each seat. Unlike the Free plan, they reset each billing period rather than being lifetime totals.
Are the included deals and tokens per seat or shared across the team?
They are shared. The $25 charge is per seat, but the included allowances — 15 deals, 5M input tokens, and 1M output tokens per month — belong to the account and are pooled across everyone on it. Adding a second seat adds $25 per month and another user, not a second set of allowances. Usage from every seat draws down the same pool, and anything beyond it is billed at the overage rates.
What happens if I exceed the included deals or tokens?
Usage beyond the included allowances is billed as you go rather than blocked. Additional deals are $7.50 each, additional input tokens are $5 per million, and additional output tokens are $25 per million. That means a month with unusually heavy deal flow costs more but does not stop work in progress, and a quiet month costs only the $25-per-seat charge.
What are input and output tokens?
Tokens are the unit AI usage is measured in. Input tokens cover what the model reads — your rent roll, PDF, screenshot, or typed instruction — and output tokens cover what it writes back, such as extracted lease terms or an explanation of a calculation. Output tokens are priced higher than input tokens, at $25 per million against $5 per million, which is why reading a large document costs far less than generating a long response.
Can I add or remove seats at any time?
Yes. Seats can be added or removed at any point in the billing period. A removed seat loses access immediately and does not appear on your next invoice, so you are not carrying a departed team member to the end of the period. Adding a seat makes it available straight away.
Can I cancel my subscription, and do you offer refunds?
You can cancel the subscription at any time, or remove individual seats without cancelling the whole account. On cancellation all users keep access through the end of the current billing period rather than losing it immediately, so the time already paid for is not lost and work in progress can still be finished or exported. Refunds are not offered on seat charges already incurred for the current period.
