Run your next 5 deals in Minervian AI alongside ARGUS — free

If these dates have you reviewing your tools, the lowest-risk test is a parallel run: keep ARGUS as your system of record and model the same deals in Minervian AI at the same time. The Free plan includes 5 deals and needs no credit card, and it is web-based, so there is nothing to install.

Minervian AI is underwriting software for commercial real estate — office, lab, industrial, retail, and market-rate multifamily; core, value-add, and development. It reads an offering memorandum, rent roll, PDF, Excel file, or screenshot, maps what it finds onto the model’s inputs, and proposes the assumptions the documents leave out for you to review. A deterministic calculation engine, not the AI, runs every number, so identical inputs always return identical numbers. The result is a full monthly model with debt and an equity waterfall, exportable to Excel.

How to run it

  1. Pick the deals. Take your next 5, including at least one already modeled in ARGUS, so there is a finished model to reconcile against.
  2. Set tolerances first. Agree in advance how close is close enough on NOI, IRR, and debt service.
  3. Start from the same documents. Upload the OM and rent roll your analyst started from. Run Auto-complete for what they leave out, and review each proposed assumption.
  4. Compare. Rent roll totals, NOI by year, tenant-level cash flow, debt service, levered and unlevered IRR, equity multiple, waterfall distributions, and exit value.
  5. Trace every difference to a cause. Differences can come from modeling conventions — the analysis start date, monthly versus annual periods, or how renewals, recoveries, and vacancy are treated — as well as from errors.
  6. Time it. Record how long each deal takes to reach a reviewable first draft. We quote 5–10 minutes; measure your own.

Bringing existing ARGUS outputs in

Minervian AI does not open ARGUS Enterprise files or connect to ARGUS. If you have ARGUS outputs as PDF or Excel files, or screenshots of them, upload them like any other document:

  1. Create a deal and use the AI Assistant pane.
  2. Attach the rent roll — PDF, Excel (.xlsx or .xls), CSV, JPEG, or PNG, up to 22 MB, or paste a screenshot — and say “apply this rent roll.” If only some rows of a large rent roll were processed, click “ask me to continue.”
  3. Only what a report shows can be read from it. Run Auto-complete for the rest, or attach the OM.
  4. Review the changes in the Input Pane, then save.

If you keep going

CRE Pro is $25 per seat per month, including 15 deals per month for the account, then $7.50 per additional deal. Every rate, including overages, is on the pricing page. To see the screens first, take the product tour.

Check your firm’s policies before uploading deal documents to any third-party tool.
